    Massachusetts charges a room occupancy tax on stays of 31 days or fewer. This includes a state excise tax, a local option tax, and a convention center financing surcharge — which together can add up to over 10% on top of your rental rate. But here’s the key: stays that exceed 31 consecutive days are fully exempt from these taxes.

    That’s why our minimum is 32 days, not 30 or 31. A 31-day stay still falls within the taxable window. By setting the floor at 32 days, we ensure every guest at On Cranberry Pond benefits from the tax exemption automatically. You don’t need to file anything or request a waiver — we handle it by structuring the stay correctly from the start.
